Under Construction - September 2013

Fan letter below, from a new homeowner in Barryville -

"Just wanted to touch base and tell you how much we love our house. It's completely changed our lives. So, thanks again. "

Micro/Mini Barn in Barryville - 720 sq ft with a loft and crawl space on 2.5 acres.

Barn VII in Barryville with 3 bedrooms and 2 baths on 13 acres.

Cottage 45 in Barryville NY on 12 acres - 2 bedrooms and 2 baths.

Ranch V8 in Mt Tremper NY.  3 bedrooms 2 baths 3.5 acres.

Farm 24 in Woodstock NY - 3 bedrooms, 2 baths, 6.5 acres.

I think the intelligentsia of Sullivan County is always saying 'that Petersheim, he doesn't even build in Sullivan County anymore', as a way to discredit my commitment to the community, but nothing could be more wrong (what's new, with these folks- being high-minded and wrong is their calling card).  No one is doing more construction and new homes in Sullivan County than us, and now that we are taking the time to list our homes on MLS, we are helping to support the entire Sullivan County real estate industry with our good prices, volume of transactions and augmentation of existing sales comparables.  A more apt comment would be 'that Petersheim, he doesn't mind doing the heavy lifting.'

It's been a crazy couple of weeks - the Woodstock Farm is moving towards contract, the Schwab Barn is moving towards contract, looks like we are doing a deal on Barn 9, yet to be designed, and the weekend has produced a few new solid leads.

In my 12 yrs up here, I don't think we have ever strung together 7 straight awesome weather weekends.  It's been amazing here, and the timing of the good weather has been perfect.

Builder's Tip - Winter Check Up

Houses are made up of systems, and just like a car, these systems have optimal performance settings that naturally need adjusted over time.  Be it air in the radiators, filters on water heaters or furnaces, screens on taps and faucets, settings on the furnace and hot water heaters, antifreeze efficiency in the heating lines, etc... - non-optimal settings can result in a lot of wasted propane use, or less than optimal water pressure in that favorite Sunday Morning Shower for Two with a bloody mary half drunk on vanity, and even at the far extreme, a bit of danger since there is some combustion involved in these processes.

So we are offering a full tuneup - actually our plumber is - come to your house and follow a yearly checklist - it will be under our supervision so he actually completes the tasks thoroughly.

Sign up today.  We think the charge will be around $300, plus any materials.

9-11

It's been 12 years since I relocated to Sullivan County, and we have provided 100 homes, to 100 families, so the idea of respite and escape can be more fully appreciated by those with harried urban lives.

Pictures I took from Ground Zero - pre-noon - September 12th.

Firemen lost, etched in the dust of a window pane.

Folder, listing, "Directions to Country Clubs".

A small billboard stating 'Choose Success'.

An Ann Sacks store in the World Financial Center.

Exactly how they left it in the moments of disaster, in the World Financial Center building.

Random Journeys around the area.

The Narrowsburg Pig Mountain thingee was a huge success with a lot of people complaining 'it was too crowded' - believe me, for a Sullivan County event that is one problem that more event organizers wish they had for sure.  And honestly, an easy one to fix.

In a way, they used a marketing trick right out of my book - flood the zone with savvy outreach, press,  and marketing like the event is much bigger - cast the net wide and deep, spend some bucks, hit the right platforms and mediums - in essence, do it right, not some half-assed typical thing we always see.

Here's my clients Jim and Mark at the Heron with their two new babies.

Lucas playing with his friend and classmate Freddie.

Doing some chores, without complaint.

Homeowner poker chips with their house emblazoned on them.

Saugerties at night.  I always like to say Saugerties looks like an instagram photo without the need for the app.

Now, I spent a lot time of nursing a lot of sunflowers this Spring and summer.  Lucas and I planted them inside to get them started, and they grew like an inch a week.  I had to keep changing out the 'splints' they were tied to so they would grow straight, and that was somewhat annoying since I'm a busy guy and thought I had invested enough time getting them planted to begin with.

Then I transplanted them outside where they grew like crazy and I had to build bigger splints, etc...

Here's an example of one of the 3 that survived, out of like 60.

this is what happened to most of them - the damn deer got 'em.

Thing about this, is that it was a high profile debacle, right on the road in front of my house - I'm sure a lot travelers on that road got a kick out my struggles.

And then these damn flowers grew every way but up...

Lucas and his sunflower friend...

Dumb bear tore down my 4 yr old pear tree - I mean, there was zero need to break it in order to get the fruit - it was just mean spirited if you ask me.

Pig Mountain day we had a pre-party and a post-party, the pre party at the Big Barn over in Narrowsburg.   He had some fine afternoon champagne which lit my wick for a while.

The Owner.

Master Bedroom.

Wine Room.

Dog, Ax, BB gun...

His Mailbox out front keeping it real.

Ohayo Mt Rd Farmhouse 24 that is for sale (but maybe not for long).

Wednesday Pizza at El Costellos in Barryville.

Lucas does the moon... (note the embarrassing sunflower stubs behind him)

Good look, I think.

Heading into the City for the West Indian Parade in Brooklyn over Labor Day.
