Port Ewen River Renovation

Probably one of my strongest talents is moving on, so let's move it along for now.  The last thing I want any one to think is that we are losing any speed in our homes and homes to be.  Oh, just the opposite.  Our over-riding mantra is always 'keep it moving'.

This Modern Ranch on the Hudson is just about gutted.

A big chimney/fireplace was built right in the middle house blocking the point of having a house on a river - to see the river.  It's never an easy decision to take down something like that, but now that we did, I don't think anyone is second guessing the decision.

Pre-fireplace demolition.

On The Other Hand...

Catskill Farms is like a house or 2 away from having its entire schedule full for 2014, with great homes, great people and great locales all over the Hudson Valley.  Stone Ridge, Barryville, Olivebridge, Narrowsburg, Port Ewen, Woodstock and now Rhinebeck and Red Hook.

So, in essence, the problems with Ecotech are like the little black flies that affect us each May - definitely annoying, somewhat distracting, but always temporary and never that impactful.  In fact, without them, we might become fat and lazy.  Instead, they keep us razor sharp, creatively strategic, hungry and mean when we need to be.

Modern VIII - Woodstock NY Real Estate (Actually Mt Tremper)

When I first started to think about expanding to Ulster Cty, Woodstock and related towns, I looked at some land.  That was like 4 yrs ago.  Land sometimes moves so slow upstate, especially over the last few years, that when I restarted my search last year, most of the land I was looking at was the same stuff as a few years back, albeit at reduced prices.

The Modern Marvel was reserved by a Broadway editor, and sits on top of a hill in Mt Tremper, about midway between Phoenicia and Woodstock.

The blue door works for me.

1750 sq ft, with a nice well-lit mudroom.

Living, dining.

To the right through the metal clad rolling barn door is a bath and a bedroom.  Its a 3 bed, 2 bath house.  3.5 acres.  Mountain views.

Neat galvanized track with sheet metal door.  A nice tweak of our famous barn doors.

Bedroom.

Bedroom.

1st floor bath.  Nice grays, vanities and slick toilette.  Lots of views from all the spaces.

Then going upstairs where the 800 sq ft master suite, with bedroom, 2nd floor patio, walkin closet and master bath with shower and big-girl tub.

Good shot of the plank ceilings, speaker, track lighting, gas fireplace, air conditioning, etc...

And looking out the 'interior window' from the master bedroom, out the series of picture windows, across the Woodstock Mountains.

And back down.

Good house, built real fast.  Next up, Farmhouse 24 outside of Woodstock NY.

Last Hurrah on the Golf Course

I don't play a lot of golf, but I try to get out once or twice a year and one of those times is nearly always with George and Wayne at Jeff Bank, and typically Eric, Owner of Nest Home Concierge business (and insurance).

The summer nearly slipped by us, but then this 8 weeks of super awesome fall weather gave us another chance, and we took it.  Considering Sullivan County is dramatically beautiful, and can really show off during the autumn transition, and the Villa Roma course outside of Jeffersonville in the Beechwoods is quite nice, it all added up to ranking up there pretty high on the awesomeness scale.

George, Senior Loan Officer at Jeff Bank, at the T.

Eric about to muff one (coincidental use of Muff twice this month).  Note they are wearing the same shoes!

Wayne, President of the Bank, zeroing in a par from the fringe.

I forget what was happening here, - I think a dirty joke or something...

That's it - then the clubs, and shoes and other assorted golf sundries were retired to the back of the closet until next season.
